Work Work

And I thought that I have a manageable workload.. Got a sudden assignment.. Have to key in a year’s worth of sales listing into excel for a meeting on monday.. Woah.. And I was complaining to Eugene that I always finish one day of work in half a day.. Retribution bah~~

Of cos it does not include all the sales listing.. Only a specific portion.. But can’t say it out as it is not a done deal.. I think I am reaching the efficiency that I had during NS.. Day in day out.. Have to type lots and lots of data.. Quite proud of it..

Although the things I am doing down got to do with valuation.. Presently all the stuff that I doing now is the preparatory work.. All the data, information, research that a valuer have to do before they actually embark on a valuation.. Valuation is not taking a piece of paper, write some stuff on the form and tick some boxes.. You have to do search on the caveats, check out for comparables, look at the floor plan for any modifications.. So much stuff to do.. All these are for the valuation that we are more familiar with.. There is still industrial land valuation, tax valuation, hotel valuation, commercial building valuation, retail building valuation and the list goes on..

Went for the auction held by Jones Lang LaSalle @ Arama Hotel.. It is not my first auction but I must say that it is much better than the first one that I went to.. The first one was at M Hotel, should be by Knight Frank.. The one by Knight Frank was quite automated.. Not much interaction by the staff and attempts to try to encourage sales..

The people from auction said that the market is cooler now compared to last year.. Last year was a hot hot year where you can have 2 auctions in a month.. Where properties from various genres were being sold at a price above valuation and opening price.. It’s interesting to know that auctions are held differently in various part of the world..

Eg, France hold their auction by candles.. One standard size candle.. Notches are being cut on it equally, depending of the number of item being auction.. Means that if there is 5 items, the candle will be divided into 5 part.. Interested parties have to bid for their item before the part allocated on the candle burn out.. Highest bidder before the notch burn out will get the item.. Of cos it has to be above the opening price.. If Joseph hadn’t tell me, I would have never knew.. Feel so SUA KU now..

Joseph and Weiming will be leaving for an overseas assignment tuesday night and won’t be back by the following week.. But that does not mean that I do not have work to do.. Joseph will send me email on what research he requires over there and so that means there is work for me to do..

DnD is so close now.. 29th May.. And I have to work.. Sigh.. Hope that I do not have lots of work to do on that day.. As I intend to rush home and drive to Marriot Hotel.. It takes me 1 hr to reach home.. Think another 15 mins for me to change and freshen up.. Have to rush down to Marriot Hotel before 7pm.. Not forgetting Dar Dar.. She’s coming along with me.. After her work at 545pm.. She got plenty of time to shop before 7pm.. Not possible for her to come home and change.. So she will have to bring everything to work.. Still have not finalize what I want to wear on that day.. Moulin Rouge is the theme.. But for guys? Haiz~~

What is your value?

Have you ever asked yourself this question? What is your value to an organisation, loved ones and friends?

Have you ever asked yourself what is your worth? Whether you are being valued?

Definitely it has happened to all of us during some point in life..

This crossed my mind before, that I am not being valued. Not being treated as how it should be.

Some point in time that I feel that I am like a fool. What to contribute but there is simply no avenue, no opportunity and leading to no motivation. People are motivated to do things based on how people around them value them. If you value them, give them the opportunity and naturally they will be motivated to work for you.

And that’s my take..

I need to work

I look forward to work.. Keeps me occupied.. Keep my brain from retarding.. Too much games, sleep and tv can harm your brain cells.. Valuation is interesting.. As there are so much stuff to do.. There are so much stuff that has to be done before you can put together a valuation report.. It is not as simple as what we do in exams.. Reality is far more complicated..

But I am still far away from realizing that reality.. There isn’t much for me to do.. My mock valuation got delayed as my supervisor is not around.. Weiming and I can’t recall what property did Joseph asked me to do the valuation on.. Had to find stuff to keep myself occupied.. Went on to do the site plan and location plan.. Have to go through the master plan, print it out, cut it out, put it behind a laminated template, photocopy the template, paste in the road names and print 5 copies.. Basically from 0830hrs to 1500hrs, I have been doing that.. It’s good that I am getting something to do.. Better than sitting down at my chair, cracking my brain to find stuff to do.. My seat is in such a vulnerable place that the Country Head walks pass me like every one hour.. Taking short break to surf blogs and check out soccer news become quite similar to a tactical assault.. Went on to help revamp the cupboards.. Looking at the heap of files I realized that I have struck gold.. All the files of past valuation.. Ranging from HDB, private property, commercial property and en-bloc sales.. There are so many past cases that I can look through and understand more about valuation..

Hopefully Joseph comes to work tomorrow.. If not, it will be another day of sai gang and zou bo..

But the best part would be after work, especially if I am meeting Dar Dar..

Finally her worries are over as she has gotten a job.. She will be working at this building next to The Cathay.. So near yet so far as we are 2 MRT stations apart.. But it is good thou.. As she is so worried that she can’t get a job and there is nothing to do.. I think we both are the same.. Afraid that there is nothing for us to do.. We need things to keep ourselves occupied.. If not we will feel damn uncomfortable.. Now that she will be working.. We can have more opportunities to meet one another.. For dinner or for entertainment..

Work has been going on fine when the supervisor is here.. As he will give me work to do.. But he seems to be out on a meeting today.. The valuation that i am supposed to do requires information on the comparables.. But the thing is.. No one remember which subject property that i am suppose to do.. Sian.. Now i am stucked.. Reading white papers from the network.. That lags up the com as it does not have the latest software.. And i cant do any updates as the network restricts such download.. Cant move forward.. Stucked..

JLL Intern

I didn’t know Eugene (Rabbit) also is interning there as well.. He’s at corporate service, part of a project group.. Quite impressed that he went to look for intern himself.. Rather than waiting for the department to source out for us.. Definitely I will go for another round of intern next year..

My work that ended at 415, after I went down to Melville Park in Simei for a valuation on-site inspection.. Thank goodness I didn’t have to go down to Woodlands after that for 2 more inspections.. My internship started off quite well.. I got things to do right after I reported.. Went for my first inspection.. Quite good actually as I get to travel from place to place and don’t have to stay in office in front of the laptop for the whole day..

Didn’t talk with the boss.. He’s always out on meetings.. Got a chit chat session with the 2nd man, Jeffery.. He gave me so much insight in valuation.. That I am having second thoughts about giving up valuation.. He also shared that our course is skewed so much towards finance that we are losing out our strategic advantage.. That is in real estate.. In the technical knowledge.. They teach us how to do cash flow.. How to do financing.. But they do not teach us now to identify what is the material of the building.. What is a corner terrace.. What is an end terrace.. What is MK.. What is the type of the finishing used.. It’s quite embarrassing in front of your clients, not being able to answer them all these questions.. It’s like a police officer not knowing how to fire their firearm..

I am quite lucky to got into valuation.. As it give me more insight and also understand that I want to do.. For my thesis.. For my future.. There isn’t much time left to make mistakes.. Mistakes at this time will be fatal.. Definitely I have to seize the opportunity..

This internship is definitely a good opportunity for me..

I went down to Admore Park to do a inspection.. WOAH~ 8-10 million per unit.. $3000 and over PSF.. Pretty place.. Great location.. Great view.. How can anyone afford that sia? But when I went in.. I was blown away.. But that got me thinking..
